Booking Terms and Conditions

RESERVATIONS:
If you wish to book one of the holiday properties featured here by welcometuscany, simply open the detail page and complete the enquiry form with your contact details, indicating the preferred arrival and depart date. Upon receipt of your completed enquiry form, we or the property rapresentative will confirm availability of the property. You will be asked to forward a booking deposit.

PAYMENTS TERMS:

BOOKING DEPOSIT:
To secure a reservation, a down payment (booking deposit) is required.

• From the booking date to 60 days before start date: down payment is 50% of the total amount(1)
• Later bookings (59 days or less): down payment is 100% of the total amount.(1) Should you book your holiday 59 days or less the start date, the total balance (100%) must be paid at the time of booking.

(1) The total amount is the price/week X the number of weeks of your stay. the prices are shown in a table in the detail page.
The booking deposit amount is refundable (see cancellations below).

PAYING THE BALANCE:
The remaining balance, is payable no less than three weeks before occupying the premises. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited.

ACCESS AND DIRECTIONS:
Upon payment of the charges, guests will receive travel instructions and the name and telephone number of the property representative for collecting the key and accompayning to the house.
Guest are asked to arrive and to depart in the arriving and departure times (showen in detail page or email).
Guests are requested to contact the representative with an estimate of the time of arrival and to notify the expected departure time so that the representative can be present to collect the keys.
Please note, only the number of people stated on your booking form will be admitted to the property.
Deviation from these guidelines need be agreed upon in advance and may incur in additional charges payable to the representative.

REFUNDABLE SECURITY DEPOSIT:
There is a refundable security deposit. It will be returned to you at the moment of your departure, less the cost of any breakages or damages, less the cost of heating if used.
Upon your arrival you will be requested to leave a refundable security deposit (you can see the amount in the detail page). The security deposit will be refunded normally when you are leaving the premises. Any and every damage or loss to the property will have to be paid for; if the security deposit is not sufficent to cover the damage or loss, the guests will be charged for the difference.
THE OWNER OR HIS REPRESENTATIVE CAN REFUSE ACCESS TO THE PROPERTY IF THE SECURITY DEPOSIT IS NOT HANDED OVER.
The guests are expected to leave the premises in a reasonable state of tidyness and cleaniness. Guests will be charged if extra cleaning is required.

CANCELLATIONS TERMS:
You may cancel your booking at any time. The following cancellation rates apply:
From booking to 61 days before start date: 30%
From 60 - 31 days before start date: 50%
30 - 15 days before start date: 80%
Less than 15 days before start date: a full charge of 100% will be applied.

• The deposit fee will be applied if the guest communicates the cancellation at least one month before the reserved date.
• A cancellation fee of 50% of the entire amount (the booking deposit) will be applied if the guest communicates the cancellation one month before or less from the arrival date.
• If the guest fails to arrive and communicates the failure to arrive within two weeks before the arrival date, the cancellation fee will 70% of the entire amount.
• If the guest fails to arrive and does not communicate in advance via fax, e-mail, or phone the failure to arrive, a full charge of 100% will be applied.
• In case of interruption of the stay: no reimbursement is due.

GUESTS' RESPONSIBILITY NOTE:
All guests agree to conduct themselves in a civilised manner. Any guests behaving offensively, causing unnecessary noise, litter or any other behaviour causing offence will be asked to leave without reimbursement.
With this reservation the guests acknowledge that every member of the party is protected by suitable health and accident insurance. welcometuscany, any and all of the owners, associates, or agents are in no way responsible for any accident occurring on the premises.

Arrival in Italy
You must arrive on the time you found on the website. If prior to departure you know that you will be unable to arrive on this period (during these hours) you must contact the property's manager by phone (shown on the website)

Cleanliness
The property will be consigned to you clean and in good order. On your departure you must leave the property in the same clean and good order in which you found it otherwise the manager of the property is entitled to deduct from your refundable security deposit the cost of restoring the property to its original order.

Departure
The property you have rented must be vacated COMPULSORILY by the time and day of your departure.(shown on the website).

Number of persons
Only the persons that you have declared on the passport form supplied to you with your travel and arrival documentation may stay in the property. The maximum number of persons who can stay in each property is indicated on the property pages.

Use of swimming pool (if advailable)
Your use of the pool is limited to that of yourself and the persons you have declared on your passport form. At all times you and your group must use the pool in a correct manner and taking normal safety precautions. The owner cannot accept responsibility for your safety.

Responsibility
This property declines responsibility for any accidents or loss of property sustained by clients during the period of their rental.
